In the USA, turnover is 'frozen' with mortgage rates having gone up despite the Fed cutting by 100 basis points. Around 80 per cent of mortgages are under five per cent pa.
Housing turnover is at a 30 to 40 year low.
REH is a cyclical business.
Re the USA waterworks business, REH had identified the risk discussed above and might in hindsight do things a bit differently. Some people whose business has been acquired (and who by implication come back as a competitor post-acquisition) are well into their 70s.
