So... maybe I'm missing something here with Bucephalus logic but...

    So... maybe I'm missing something here with Bucephalus logic but isn't it so that RFF needs to first deploy capex and invest in improvements on the properties (be it watering holes, plant more style etc) and then, after all that is done, wait until the next rent review (which can be at several year interval - 3years for SHV, 5 years for Camm etc) - only at which point the capex investments materialise as increased revenue? In my mind it would be a sensible explanation as to why the asset valuations are not in linear with revenues increase. Is this not the case?
