But, there are many exceptional things that don't generate the price. If it was in Australia, Europe, you would see more people jumping in, but its the place and time that might destroy the deal.
Especially now when the depth is shallower. Economy and math sometimes can be brutal.
I hope I'm wrong, and I would be happy to be positively surprised.
