Goodness: it didn't take 'the big APE' long after its announced divestment of Sydney Northern Beaches interests to publicise this proposed takeover in the ACT.

While we lack 20/20 vision as to whether the price of $205 million is fair and reasonable, and it requires sharehoilder approval due to the involvement of a key lynchpin Director, APE's record suggests it'll be a good fit, and accretive.

Note how APE has the resources to fund this without resorting to a placement or SPP.

The ACT has tens of thousands of public servants and associated hangers-on, many of whom are affluent. They've not been able to enjoy much overseas travel (unless on official delegations) during the past 26 months so although the opportunity for that has reopened as of early February 2022, there will still be excess savings for many sitting in bank accounts.

Delivery delays due to shipping problems and the shortage of semiconductors may be suboptimal but Canberra residents will still want new cars.

To acquire multiple properties (with the Crown Lease not freehold) in the ACT is also terrific.

I reckon 99 per cent of holders who vote on the transaction will say 'yes'.
