    Superb one week shakeout of week hands.

    In my mind there has been no dilution.
    We have picked up 20% of Oracle Ridge for 5.2% of the company plus the ongoing JV costs are no more.
    Looks like a substantial value accretive deal to me.
    It will look like the buy of the century by the end of the year.
