your constant spruiking of this company is somewhat funny at times. but expecting a special dividend of 10c, or nearly $80 million in cash flow for TER, is just ridiculous wishful thinking in the foreseeable future (but i never say never, this mob always have surprises).

In my opinion, once they pay off the EuroBond, they need to start buying or developing new income producing assets. Keeping shareholders happy with a cash dividend will only keep them happy for a short time, while they are better of increasing the value of the company, subsequently the share price.
