Low-rate environment? What on earth planet are you living in - rates are high across the board. 12% still seems high, but I've seen plenty of financing deals in recent months with rates of 15% or higher. This deal does seem unnecessarily complicated though - and would have to do some calculations on what the cost of the royalties end up being. But it at least shows we have some interest for financing - and avoids what would have been an incredibly dilutive capital raising within the next month to pay for some of their upcoming land payments (I think there's about $6 million USD of payments due by the end of Jan 2024).
