Peter I totally agree its to dilute us they could have used the same cash in TGP to buy back but this gives them more control without bidding. Selling one of the properties would easily have dealt with the gearing issue. The 60% figure for the take up may be right as they would have done the ring around. This takes the gearing down to about 30%.
