    In a rising interest rate environment having fixed interest rates is definitely beneficial. From a capex planning perspective as well it's huge to know that we're not going to be hit with another $1m in costs just from interest. I'm not sure the same deal would be at 8% to 10% today but it'd certainly higher than the 5.75%.
