Your statements are off the mark.
1. Oliver has been heavily involved with the deal and the fact they managed to secure a premium from Oaktree indicates who held the cards in the negotiations, EQR didn't need to do a deal. The fact they have suggests it's more on our terms than theirs.
2. Oaktree aren't selling out; they have chosen to remain invested. So, they aren't likely to shit in their own nest.
3. The top 20 shareholder was selling down for other reasons. Your assumption is wrong.
4. You assume the market is efficient regarding share price, but in the smaller end it's anything but. It doesn't change what the value is worth based on rational assumptions used in the research.
