What’s not to like for retail shareholders who can invest at A7cps, when knowledgeable people in the industry are valuing EQR at 9cps. I’m waiting for the Quarter report before revising my valuation.

He's basically saying that retail investors rarely have an opportunity to buy an asset at lower prices than well informed institutions. OR in other words - don't look a gift horse in the mouth!
