Scott what's happened here recently is the unfolding of the grand plan and I suspect it's a lot bigger than any of us retail holders would have imagined, well bigger than I imagined given all the focused has been on Mt Carbine.
I'm not surprised that the market hasn't caught up yet, and for those who have had recent exposure to EQR there is a fair bit to absorb given it' not we'll know, but at some point, I agree, the market will see what a great opportunity EQR could turn out to be.
