Firstly I'd read the regulary released monthly reports, QRI haven't had a bad debt I believe in their entire history & have a healthy LVR. The NTA has been extremely stable around the targeted $1.60 mark. QRI has a very high level of variable rate loans in it's portfolio of debt to property companies. With regard to 'slashing the dividend' it will move directly with the RBA interest decisions unless they move to making more fixed rate loans. Unless they do have significant defaults. So I'd budget the payouts going forward with how you expect interest rates to move.
Is it a serious investment? Yes. Qualitas the company behind it has had some serious backing from rich investors in the ME. I have about 5% of my portfolio in QRI. Personally I wouldn't buy it above the NTA of $1.60, I bought in at $1.48 about a year ago.
If you're looking for stable/gradual growth dividends take a look at the likes of DBI (infrastructure), APA (infrastructure), D20 (water rights). Sometimes you have to trade off buying at a slightly lower yield now to get the consistent dividend growth going forward. My focus changed about 12 months ago from capital growth towards dividends but I maintain a mix of high/stable yield, moderate/low growth yield & low/high growth yield investments.
