Some quick calculations. I ended up with NTA of $1.54. ~18pc discount. Still have to wait for sale of VIC and ACT properties but if 6pc discount is the benchmark, there is a bit of risk buying now given the settlements will extend into next year. Further, given they are not committing to a windup they could use the cash on refurb the existing properties.
