    Yes, I agree $4k is too high but that is essentially the plug figure I needed to get me to $35 per m2, hence the dilemma I mentioned in my post cause it didn't make sense when trying to critically analyse. The table says Laying Speed of 174 block per hr (and the only caveat down the bottom of the assumptions states "laying speeds are averages ignoring planned and unplanned maintenance").

    I'm thinking like you, because the last Wellard job I had estimated at about 124 blocks per hr (from arrival to site till departure from site).

    Interestingly the table says 59 standard double houses per year. If the table was based on 252 shifts, then if FBR was consistent, the figure should have been 126 houses per annum.

    Do you therefore think, I should recalculate the number based on 351m2 build taking about 4.2 days (252 days / 59 homes per hear) instead of 2 days which is what is inferred from the table. Better still, perhaps the average lay rate should be 124 block lay rate per hr (which would essentially cover the points you make)? This would drop the consumables figure down.
