The actual returns have been mediocre
(past 12 months is -2% whilst ASX is +6% and 3 years is just over 8%pa whilst the market is over 10%)
The dividends have been solid (7%pa consistently)
Cant go on forever and that is my concern with this fund as a holder.
I'd expect Dividends to be reduced eventually to about 5% initially in the medium term.
