I think most retail holders can work out the metrics based on the conservative look of stagnant growth and continuing of a ~$0.42 dividend will return at $9.00 a share price 4.7% return or 6.6% grossed up per year. This would be getting attractive to those like myself who believe there is still a considerable amount of upside potential as they have shown in the passed.
I bought back my parcel today on the lower end and I am very happy with that.
