I had something similar in my model, with fum outflows at 12% PA, offset by capital growth of 8% PA. discounting at 8% i get a fair value share price of less than half of what it is today. Therefore PE of 8, 10, or 15(!) is way too generous.
As their fum shrinks, their expenses are a proportion of revenue starts to look very ugly.
