Scooped some up at 3.50.
It’s honestly too cheap even if you dial back market rents, cap rates blow out (doubt it given the interest rates) and assume perpetual vacancy.
Default of probability 0.8604% as per Bloomberg today and Altman Z score of 0.67. Seems high on the reward scale and low on the risk scale.
