not overtly disappointed with it - all signs of business rebuilding and should come out much better.

Several things which have stood out for me which points towards a brighter future
1. 75% of centres are at 75% or greater occupancy - not bad
2. Concerted effort to divest/repurpose centres which are not performing the best.
3. business is generating good cashflow - I expect the size of dividends to increase substantially over next 2-5 years along with capital growth
4. I'm also satisfied with the frequency and mode of communication - it is much more transparent and forthcoming

Overall i see good signs of business being turned around. Will see how it goes in next 2-5 years.
