That's the biggest issue - maintaining earnings. Again, civic heart's outcome with redesign will be crucial. The recent offload of west perth's apartments to the serviced apartments group did not bode well to me but perhaps for cashflow it is most prudent currently. THe next few projects will have to be well done, so I hope they pick well. Am not a big fan of the east perth and west perth areas, leederville etc. currently. I would hope some suburban density and differentiation in apartment stock may be a positive, although I see many builders in south perth currently so the worry is it may be a flood of south perth stock in due time, and agian the usual problems of oversupply. I don't thnk there will be (short of the company buyback) much support in the short term, again i think the price will dip back down now that it has its run. I wouldn't be surprised if it did find itself heading towards 70c eventually. Just think there is value on getting in the lower it gets before it finally bases for good.
