So far correct. BWP was the greatest participant in a zero interest rate world. Very strong underlying assets, but with a rediculously low CAP rate.
Will not stack up in the current environment, and given their low rent increases, I am very suspicious, that serious write down in asset values will occur over the next 12 months.
Still strong avoid!!!
