You are missing the fact that the "Net Assets" of the fund are increasing by the value of the CPU's repaid.
I.e. if i owned a house for $1m and had debt of $500k my Net Asset Value is $500k.
If i repay $100k of debt - my Net Asset Value increases to $600k
So yes - more units will be issued. But at the same time, the Net Assets will increase - i.e. no huge impact on the NAV per Unit (other than the conversion discount)
