I say ASX200 ETFs vs Properties hassle, ASX200 ETFs beats it hand down, no headaches, no maintenance, no crazy call from agents
something is broken and need your attention, If it goes up too much I can just take a cream 10-20% off the table with a push of a button, cant sell
1 bedroom of a house during covid price boom
also ETFs you can DCA less risky, properties you outlay too much in one go, can risk making an emotional call or wrong timing and can be in for a bit of hurt.
with all those hassle I still want some properties as a natural risk management but investing in properties for yield is a shitty game in comparison
