incidentally I found an error in my Prop.pk searches; it counts flats and houses separately and I initially failed to look for both. In fact, Prop.pk has marginally more listings in Karachi and significantly more in Islamabad.
The good news is that a very large proportion of Prop.pk listings appear to be stale - that is, more than a month old. It's virtually impossible to accurately compare only recent listings on the two portals because only Zameen offers the ability to filter out the old ones.
To get a sense of this I did a 'last month only' filtered Zameen search in Abbottabad, which was small enough to count manually, and found significantly more fresh listings on Zameen than a manual count of them on Prop.pk. Applying a similar filter on the bigger cities in Zameen shows similar proportions of fresh to stale listings (roughly 60-40) whereas if you look beyond the first few pages of Prop.pk listings for any city it's clear that the majority are pretty old.
(On the other hand it's also possible that vendors may be more incentivised on Zameen than on Prop.pk to withdraw and re-list. This is common practice in Australia and there's no reason to think our Pakistani counterparts would be less wily).
It's hard to get a fair comparison and all I could conclude is that it's the trend in listing numbers on each portal that matters, rather than absolute numbers.
