We can only hope.. as you say, this and cof have limited downside right now. With SO much created cash sloshing around looking for a home, to be fair, 3.40 could in fact be a starting point if things even get close to a semblance of normalisation.
4% return may be the new black. My 2% mortgage rate is here to stay for years to come.
