I suspect what holds the DDR sp back is the massive debt levels it carries, over 125% of equity and interest coverage of only 4.95 - while maintaining a very high dividend payout ratio. Thats an irresponsible use of profits for mine. Capital management focus should be on reducing debt from the alarming levels and that should include reduced payout ratio.
This company is extremely susceptible to any upward pressure eon interest rates, or any downturn in business. I love all the other metrics, its a great business, but I won't be adding to my holdings until there is some effort to address the debt.
