I agree that the property market may have further to go from a transaction perspective as there will be on going re-assesment of how people want to live with covid and hybrid working arrangements however there seems to be an overhang on this stock from long suffering shareholders who may consider the current market conditions one of the best MEA could have and yet still only have a market cap of 90m and P/E of 5. Here's hoping they exit quick an allow the company to adjust to true market value. even at a P/E of 8 that would take the stock to ~80c
