I felt again reading this that I really do not have the tools to rate a stock like this.
The price action is telling me that topping up recently should work out well.
With inflation the NTA etc should be increasing- or it is going backwards- but if and when we get through inflation etc it should rerate really well- dividends in the meanwhile.
If and when inflation/interest does fall- would that mean that the cap rate would fall- and that would cause the assets to revalue- and that could increase the SP somewhat? Something like that?
I suppose that they could not announce the next quarterly distribution and ex-div until after the current distribution is paid- it would be confusing at the least.
