Doesnt much matter.
As long as bond yields keep sinking should see this back in the $14 to $15 range again.
Earnings likely to be poor this year, but market already expects that. If we see long term rates continue to drop to low to mid 3's money will pile back in to all things property again.
Good hold IMO. Didn't expect 10Y to drop this hard and fast with economy still so resilient. I've loaded up on listed property over the last month.
