    agree with you there are a lot of bargains out there so no clear cut favourite. I like ECF because it has a >10% yield, low gearing post asset sales, assets in areas that are more defensible than tier 1 cbd (in my personal view), high occupancy / great track record of renewals, and recent proof point they are marking their book accurately (many funds don’t have this).
