Village is not a comparison, only around a third of the land is used (by the theme parks) with the residual being unavailable for development under the sale & leaseback agreement if you read through the old announcement. Effectively the $65/sqm is only a byproduct of the rent the theme parks can sustain, not a reflection of the surplus land if available for development. In addition, land parcels in the region (**if used for industrial development**) have more than doubled since 2017.
