It is a quantity. It is the value of subscribers as a percentage leaving per month. So you can multiply it by 12 to work out how many leave per year.
Xero also uses it to quantify other things. For example:
1. The lifetime of a subscriber is quantified by dividing 1 by the churn rate (1 divided by 12% is approx the 8.5yrs life of a subscriber shown in chart).
2. Churn is used to quantify the change in lifetime value of subscribers. In the last year the cost of churn to change in LTV was a negative impact of $1.74bn. And that is with churn at what looks like a low number of "1%".
The impact of churn on LTV almost wipes out the uplift of $1.99bn due to higher ARPU.
