    To my understanding the $18m is pre leasing costs, so you would need to subtract ~$11m in rent to get pre-AASB16 EBITDA of $7m.
    Multiples on this basis not that great (EV/EBITDA 6.0x, EV/EBIT ~12x) - but to me this is a FY26 story. Further like store sales leverage and store openings could quickly changes the metrics.
