not disasterous. but that won't be prudent management and disastrous for shareholders. if you don't need the money, it is better to pay it out. if I'm buying the shares and looking at shareholders return, i will choose MMS. 60%+ ROE. they have this warehousing financing just to manage the cashflow to achieve an annuity style earning.
however, how well you manage your portfolio and allocate your risks has nothing to do with MMS management.
