That's what happens when you plough hundreds of millions of dollars into so called social infra assets on sub 5% cap rates into the face of a rate rise cycle (that the market was seeing as bond yields and swap rates were rising aggressively) and only bother to hedge after rates started rising aggressively.
Charter Hall should be ashamed of themselves. Diablical mismanagement over FY20, FY21, FY22 and early FY23 (bought Geoscience and Westmead IQ in 1H23).
