    1. WayPoint - own the land but everything else is the responsibility of the tenant eg Viva.

    if there is a tank leak or the land is otherwise contaminated then it’s the responsibility of the tenant.
    these are triple A leases

    2. DXC the type of lease they offer is dependent on the situation or tenant eg they will offer an Operating lease.

    Looking at the documentation this suggest to me that they have a far greater hands-on role, with their facilities

    Because the leases are inferior to Waypoint & because of their size investors demand a higher return for the investment risk.

    happy to be corrected on any of the above. My initial investment in DXC is still sitting there, been distracted by MIN & now SDF.

    Also NHF looks very enticing- “still cannot kiss all the pretty girls”
