AUGUSTA RESYNDICATION OF OJI FIBRE NZ HUGO JOHNSTON DRIVE, PENROSE PREMISES -
OFFER FULLY SUBSCRIBED

Augusta Capital is pleased to confirm that Augusta Funds Management's
establishment of a new syndicate to acquire and re-develop Oji Fibre
Solutions New Zealand's Penrose premises has closed fully subscribed now that
processing of all applications has been completed.  The property is being
acquired from an existing syndicate managed by Augusta Funds Management.  The
offer of $17 million of equity was fully underwritten by Augusta Capital but,
as a result of the success of the offer, Augusta Capital has not been
required to take up any underwritten amount.  The acquisition will settle
today.

Under the offer, Augusta receives the following fees:

o An offeror fee of $855,725;
o An underwrite and guarantee fee of $495,000; and
o A project management fee of $300,000, payable on practical completion of
the development.
