lol im old, I remember the times when industrial property was considered the most risky, and yields on industrial were north of 10%. Now industrial property is deemed 'safe' hence the low yield.
For myself I look at it more holistically, with industrial property being very 'marketable' ie easily sellable, but office property harder to sell.
If sh**t hits the fan, they can offload the industrial properties, if debt becomes an issue.
Also there is a whopper of an insider here. If this baby goes down in smoke, that insider is going to loose much more than me. Nothing like having a nice big insider that will push to protect their interests (and hence mine).
I still think interest rates will trend down, just not as fast as the market was hoping, hence the pull back in property reits pricing (especially for anything associated with office).
Happy to hold, and topped up a bit post announcements, and share price weakness.
