I just thought GOZ’s industrial portfolio construction somewhat unusual and worthy of a bit of a discussion (portfolio construction is a bit of an interest of mine).
I certainly don’t think it’s a ‘sh**t hitting the fan’ situation, more a potential ‘wrinkle in the ironing’ - Industrial is only 30% of the entire portfolio and only one of the three Woolies DCs is coming up for renewal or vacating in the very near future. Given the lead times required to move to a new facility, I would expect we would be hearing something very soon if Woolies were to vacate (although it might take a little bit of digging to find out). No news would be good news to my way of thinking.
