The offer was made was a $2.27 fixed component, with the (variable) proceeds of the DEG sale going back to unitholders.
The NST share price has been increasing, thus causing DEG to increase about 10.5% since the offer.

Increase that portion 10.5%, equals $0.86, add back the fixed portion and the offer would equate to $3.13 today.
