but as per their AGM, that 5c will still have a component of capital return, ie its not a natural 5c from profit!!!
I think they are trying to 'look through the cycle' also their Perth properties are not fully leased.
And as to the buy back it hasn't been followed through. There are not regular daily buy backs even though the share price is at multi-year lows against NTA. So there are games being played here. If it was a real buy back one should expect to see daily buy back notices. But there is not!!!
