I've been looking at the difference between inflation & house prices since 1950 - it looks like house prices have out-performed inflation by more than 3:1 - so that prompts me to question how all types of properties have performed & how up to date property values be relative to their realisable values?
How realistic might EVT's be valued at? Are they fully reflected in EVT's MC?
