SC. TBE imo is on the money, When you are cash poor and need funds and only have promises to sell (A2 only shows it could be commercial as all the plots NWE has interests in, UK included hence the SP)
You can have the best house in the street but it's only worth what someone is willing to pay for it and if your in a corner with no funds and have a mortgage or need funds to re paint etc you are not in a strong position to negotiate . NWE is in the corner has a great house but no way to get to it as the road hasn't been built yet. (and it isn't a cheep road.)
I'm not poking the finger at anyone, but knowledge is king and some people don't make hay while the sun is shining. To have a come back that NWE has had many hurdles to jump can be countered with Shale isn't new as we are following what has happened in the USA so lots of the regulatory hurdles should have been known and accounted for.
