Where did you get $12/gj from? That is more than LNG is worth ATM - spot prices down to $6 or $7 and contract prices around $9/gj
From what I can see AJQ has GSA with APLNG and I can't see APLNG buying gas at $12 to freeze it and sell it for $9 or $10.
I have allowed for $5 in my calcs which I think is pretty full.
