    My interpretation around Property development cash flow is GRR funded its Joint venture partner via secured loan for $$2.254m (loan receivable) and funded GRR's 51% via contribution of $2.31m as subsidiary loan. Total funds to ROC being $4.564m. No details around profit sharing and loan interest rates to jv partner seem at the lower end as I'd see market for 1st mortgage to be at least 12%p.a. DYOR
