On your last question, no one can give your mate his own opinion, but that's only ever answered in hindsight.
But no doubt, that fear is a big part of why the share price is where it is. When I firsts started buying SKT, the "value trap" moniker was a very big question, and I had to work hard at putting my fears aside. As time is passing and prospects are changing, I'm finding that question less & less relevant (personally). But I may be wrong.
