My sense is that they have always had a decent holding of cash to fund their developments and especially given the current environment, why wouldn't they sit on this cash and jump on any potential bargains (land or incomplete developments) that may arise out of distressed developers who may not have gone into covid with a balance sheet like UOS'.

My sense is that this is a very conservatively managed company that is going to deliver steady growth over an extended period of time....the last 2 years has impacted their business model, but can't see how/why they can't just pick up where they left off subject to demand which may take a little longer in Malaysia given not everything is 100% open and the property market will take a little while to warm up in Malaysia/Vietnam
