I agree you are negative on Welborn. I never accused you of being negative on the stock. However, given your consistent negativity and aggressive tones it is not unreasonable to assume you might not be a huge Fenix supporter. I would not be concerned if you were. It is perfectly reasonable, and a reality, that some will like the stock and some will not.
How do you explain the reduction in costs? How do you explain the operational consistency?If it is not linked to management and is not the result of the Fenix Newhall transaction, then what did bring the costs down?
