The other thing I noticed is that every time someone sells a parcel then an order comes in above could be our retail manager at play might be our best asset even above the half yearly result in a difficult inflationary climate which probably explains why margins are tight.
This might have come in at around 10mill EBITDA hopefully we get that in the next half year.
